For the Balance Sheet I use the most recent quarterly figure since the Balance Sheet is cumulative. That is the figure of total current assets not strictly cash per se. I think that might be the source of the confusion.

I hadn't thought of that since you don't see many net-nets these days.
NCAV=CurrentAssets−TotalLiabilities−PreferredStock
I believe I read that SITC is going to be redeeming all of their preferred stock which makes that number zero.
NCAV= $1,130 Million - $475 Million = $655 Million.
MarketCapitalization<NCAV
$807 Million > $655 Million.
So yeah it is close to net-net territory. Good catch.
